When you're starting an Airbnb Dumaguete, one of your goals as a local host is to become an Airbnb Superhost, since it will drag tons of potential guests in your listing. And becoming a superhost you don’t need to apply to become one. All you need to do is meet all Airbnb requirements on the quarterly assessment date and you'll be qualified for Superhost status. But requiring all the ends meet on becoming Airbnb superhost requires perseverance and dedication.
As a 4 time, Airbnb Superhost and has 4.9-star rating since I started last 2018. I decided to give you folks that are new or want to start a new business in Airbnb, a few tips on How to become an Airbnb superhost.

Clean House and Linens
Aside from meeting all the requirements to become an Airbnb superhost. I think the best way to impress guests and mark your listing 5 stars is to retain cleanliness in your house. The living room, kitchen, bathroom, and especially bedroom linens are must be exceptionally clean for every guest you will have.
On my apartment for rent in Dumaguete, I have a caretaker that I personally monitor and loved. Always set two types of cleaning - Fast cleaning and Deep cleaning.
Fast Cleaning - this type of cleaning does a fast approach and only cleans the surface of your house that your guest commonly visits like the living room, kitchen, bathroom, and bedroom linens.
Be remindful that you should only use this type of cleaning if you have only limited time to clean your house. This type of cleaning is helpful especially if you have guests that will checkout and another set of guests that will check-in at the same date. On my end, I only have 3 hours of cleaning time interval before another guest will arrive. I always set this type of cleaning especially in summer or pick seasons.
Deep Cleaning - This type of cleaning is meticulous and should be precise. Every corner, every cabinet, every space in your house should be squeaking clean. In this method, I assure that they are no guest that will book a day or after my last guest checks out. So that my caretaker has time to thoroughly clean the house.
Note: Always instruct your caretaker on what he/she would do to make the house clean. I personally set this type of cleaning every month. When there are days or weeks of no booking. Usually, it would take me 8 hours of straight cleaning to maintain the standard cleaning for Guests.
Unique Feature for your Home
The second tip to becoming an Airbnb superhost is to make your home as unique as possible. Make sure you have features on your home that other listings don't have. Be more creative in thinking about what feature you should have on your home that no other competitors have. This way your leads or guests will be astounded with this unique feature of your home and perhaps will leave a review on Airbnb which is one of the requirements to acquire that superhost status.
On my end, my Airbnb Dumaguete listing has a feature that no one on the entire Dumaguete has, and that is a smart home feature. The Row House has a smart home capability that other listing doesn’t have. It can turn on lights, TV, electric fans, and air conditioners thru ALEXA. It has cold and hot water with high pressure since it stores clean water from a tank. It has fiber wifi that goes up to 30Mbps on the entire smart home and has a 180-degree view of green scenery at the porch. It can even secure my home while I’m away and can entertain my guest when they arrive for the first time in my home listing.
If you have an Alexa and sometimes it is unresponsive to your command. Try to read my Alexa being unresponsive article to troubleshoot it. Very easy and simple to make your Alexa accurate again.
Going back to my second tip, be sure to create a unique feature on your home that can stand out from the rest of your competitors. This way it can attract leads and give you a good review from your guests.
Great Customer Service
The third tip to become an Airbnb superhost is to have great customer service. You don’t need to have promos every other month to have great customer service. But always respond to inquires right away. Most inquires will lead to potential guests If you have 90 - 100% response rate.
Sometimes you will encounter guests that will make favorable requests from you like early check-in or late check out’s due to random reasons - like early flights/travel to late flight/travel. Always take time to consider this. This way you will create reoccurring guests in the future and may think to book your place again when they will visit your City.
Meet all Airbnb Requirements
Last but not least. The last tip to become an Airbnb superhost is to meet all Airbnb requirements. As I said earlier in this article, To become an Airbnb Superhost, you need to have an account in good standing and meet the following requirements. Your performance is measured over your previous 12 months of hosting for all listings on your account.
Quarterly assessments begin on January 1st, April 1st, July 1st, and October 1st, every year. Airbnb will notify you of your Superhost status at the end of each assessment period—which usually finishes 5 days after the assessment begins.
Here is the list of Superhost requirements
• Completed at least 10 trips OR completed 3 reservations that total at least 100 nights
• Maintained a 90% response rate or higher
• Maintained a 1% percent cancellation rate (1 cancellation per 100 reservations) or lower, with exceptions made for those that fall under our Extenuating Circumstances policy
• Maintained a 4.8 overall rating (this rating looks at the past 365 days of reviews, based on the date the guest left a review, not the date the guest checked out)
